I'm a project engineer on large commercial construction projects (currently completing my M.S. in Construction Management & Technology), and I do material takeoffs and cost estimates on the side for contractors, remodelers, and investors who need numbers they can actually build and bid from.
Most estimating gigs are priced overseas and miss what matters on a US project local material pricing, code-driven quantities, and clear communication. I'm based in the US, I answer in your timezone, and I estimate the way a real GC does.

Are you a licensed contractor?
I provide estimating and consulting only — takeoffs and cost estimates. I don't perform construction work or pull permits, so no contractor's license is required for this service. If your project needs licensed trades, I'll happily give you the numbers to hand them.
What file formats do you deliver?
Itemized Excel (.xlsx) as standard, plus a marked-up PDF of the plans on request.
Can you match a specific estimating template or format?
Yes — send me your preferred format and I'll build to it.
How accurate is the pricing?
I use current US regional material and labor data, and I flag any assumptions so you can adjust. For anything unusual, I'll ask before I guess.
Do you do ongoing / overflow estimating for contractors?
Yes — I offer an hourly rate for repeat clients. Message me to set it up.
