Provide comprehensive residential and commercial appraisal support services throughout the valuation process. Conduct MLS research, comparable selection, market analysis, and adjustment support, while performing data entry, report formatting, and quality reviews to ensure accuracy, consistency, and compliance with USPAP standards and client-specific requirements. Prepare and assist with the completion of residential appraisal reports, including 1004, 1073, 1025, 2055, and 1004D, for conventional, FHA-insured, VA, relocation, and REO/bank-owned properties. Also support desktop and hybrid appraisal products. Provide analytical support for commercial appraisal assignments involving office, retail, industrial, multifamily, mixed-use, hospitality, and special-purpose properties. Conduct sales and lease comparable research, market rent studies, vacancy and expense analyses, and assist with the preparation and formatting of narrative and restricted commercial appraisal reports. Support valuation analyses under the Sales Comparison, Income Capitalization, and Cost Approaches by compiling and verifying lease abstracts, rent rolls, operating statements, capitalization rates, discount rates, and other market-derived data. Perform highest and best use analyses, demographic and economic research, and comprehensive quality control reviews to deliver dependable backend assistance that enables appraisers to focus on inspections, client relationships, and business growth.
